Planning a small home build in Nashville

I am trying to build a small house in Nashville and I am really confused and nervous about how to choose a reliable construction company or builder so I was hoping to get some good advice from people here who know about real estate and building. I know that building a smaller house generally uses fewer materials but I am still trying to figure out if a small house is actually cheaper to build per square foot than a regular-sized house once you factor in things like foundation, utility hookups, and professional labor. But I mainly need help finding a trustworthy company or agent in the Nashville area that someone here has used or can recommend for a custom build. Can anyone recommend a specific builder in the Nashville area?

You're right to be concerned about the cost. Due to fixed costs like foundation, utility hookups, permitting, and professional trades like plumbing and electrical, a small house is almost always more expensive per square foot than a large one. You save on total materials, but not on the cost-per-foot efficiency. I'm not from Nashville so I can't really recommend anyone but when finding for a reliable builder, it's good to focus on verifying credentials and checking their client track record. You can check licenses and insurance using the Tennessee Department of Commerce & Insurance online search. You can also search beyond just tiny home builders and look for highly-rated custom residential contractors on sites like Houzz, Google, and the BBB. I think many quality custom builders will take on smaller, unique projects.

Have you tried contacting the Legacy South or Focus Builders?

A friend suggested them when my son was searching for builders in Nashville.
