building a tiny home or ADU for under $80k?

my 50YO FIL is moving in and pitching $75K for the project, but every contractor and prefab unit I find is quoted at $100k+
we just need a simple layout(a bedroom, bathroom, and a small kitchenette). since I'm pregnant and we both work fulltime, DIY isn't an option. we need this done safely and professionally.

is a $75k budget for a tiny guest house totally unrealistic in today's market? if you've found affordable prefab builders or creative ways to save on utility hookups in Cali, I’d love to hear your ideas.

I don't think your budget is enough. Aside from paying your contractor, you will also need to consider permitting, materials, labor, and site prep.

@fluffy. Since you are on a tight budget, you might want to consider getting a Junior ADU. It is usually just a conversion of a room or part of your attached garage.

Afaik, most detached builds today start at double your current budget. Converting what you already have is far more doable.
