Adding a rental tiny home

I am looking at building a tiny home or an ADU on my double lot to get some extra rental income. I have a space that is about 20 by 30 feet and I am open to using a simple cement pad or an above ground setup. My main goal is to make the unit self sufficient so the tenant gets their own bills for water and power. I want to avoid connecting it to my primary house lines if possible. But I am not sure if it is better to go with solar and off grid plumbing or pay the city to run new pipes. I can do some of the work myself but I plan to hire professionals for the big utility connections to keep everything safe and legal.

Have you checked with the County building department about separate utility meter requirements for ADUs?

It might be cheaper to install a submeter on your current lines instead of paying for a brand new city hookup.

@redZZzzz Do you know if your local zoning laws allow for a tiny home on wheels or if it must be a permanent structure?

You should look into the cost of a power pedestal if you want the electric company to bill the tenant directly.

I have been quite busy these past few weeks. I already talked to an expert and he took care of everything. I thought that this was an easy project.

I would suggest, if you have time on hand, that you go observe how they do it. Ask questions here and there. Learn a bit so you can try simlar smaller projects in the future. But yes, better have it handled by a professional if you don't know.
