I've been exploring the possibility of converting my detached garage into a tiny home for Airbnb guests. I'd insulate, add a kitchenette and install solar. For those who converted existing structures, was it cheaper or more of a hassle than starting from scratch?

We turned our shed into a guest space and saved on framing and foundation costs but plumbing was a pain. Are you planning to tie into the main house utilities or run separate lines?

Converting an existing garage can be cheaper because you skip the foundation and framing costs, as in @m3wburn's experience. However, it often involves a lot of hassle when dealing with older wiring or plumbing that needs to be brought up to current residential code. That's where a lot of the hidden costs and time delays come from. Starting from scratch offers a cleaner slate for utilities and insulation, but the retrofit is usually faster and still likely more affordable overall, provided your garage structure is sound. I think it's good to get quotes from trades on the existing structure to compare against a new build.

Thanks for the input, plumbing’s looking like the biggest wildcard. Did either of you run into zoning or permit delays once you started retrofitting?

Depends on your location too. ADU is subject to local regulations. I suggest you check first.
