I have been crunching the numbers and I think $30K is a great starting point for a tiny house if you are willing to get your hands dirty. While you likely won't find a fully finished custom home for that price, it is plenty of money to buy a high quality trailer and build a weather tight shell with good insulation. I'm also looking at prefab kits or even used models that fall right into this price range if you look at local listings. I have seen people build amazing spaces for even less by using reclaimed materials and doing all the plumbing and electrical work themselves. But are there other hidden costs like permits, utility hookups, and professional delivery?
